HST and flipping new homes

I occasionally receive calls from clients who intend on selling their brand new property as soon as it closes. Typically, these clients would have purchased a pre-construction home from one of the local builders and are looking to flip the property in hopes of dashing out with a quick profit. The only "gotcha" with this plan is that CRA will put a damper on your plans because of the HST rebate that will need to be paid back.

Home values down 2.8% in Markham/Stouffville

It looks like the media hype has finally caught up with reality. For the first time since we have been publishing our 6-month moving average prices, we are now seeing prices sliding in the Markham/Stouffville area. Indeed average selling prices in the area for the last 6 months (October 2012 to March 2013) are down 2.8% from the previous 6 month period (April to Sept 2012).
